Once you've identified a property of interest, schedule a viewing to assess its suitability. You can arrange this through our website by selecting your preferred timeslot. Our team is available to accommodate viewings during weekdays and Saturdays for your convenience.

Submitting an Application

After viewing and deciding to proceed, contact us to receive an application form via email. Timely submission is crucial, as desirable properties are in high demand. We will review all applications with the landlord and inform you if yours has been selected to advance to the referencing stage.

To reserve the property, a holding deposit equivalent to one week's rent is required. This amount will be deducted from your first month's rent upon successful referencing. Once the holding deposit is received, the property will be marked as reserved. Please note, if you choose to withdraw from the tenancy without fault on the landlord's or agent's part, the holding deposit may be retained.

You'll receive an email prompting you to begin the referencing process, which includes providing:Photographic Identification and Right to Rent documents: Such as a passport or driving licence.Proof of Income: Employment details or, for students, proof of funding.Previous Landlord References: If applicable.Self-Employment Verification: Accountants' references or trading details, if relevant.Honesty is vital; disclose any adverse credit history, as nondisclosure may affect your application.

Guarantor Requirement

If your income doesn't meet the necessary threshold, a guarantor may be required. A suitable guarantor should have a clean credit history and an annual income of at least three times the monthly rent. They must understand their legal obligation to cover rent payments if you're unable to do so.

Signing the Tenancy Agreement

Upon successful referencing, you'll receive the tenancy agreement for review and signature. It's imperative to read and comprehend all terms, as this document outlines your responsibilities during the tenancy. If you have any concerns or require clarification, consider seeking independent legal advice.

Payment of First Month's Rent and Security Deposit

Before moving in, payment of the first month's rent and a security deposit is required. The security deposit, typically equivalent to five weeks' rent, protects the landlord against potential damages or unpaid rent.
